Deposit Requirements for Pre-construction Phase

There are very interesting aspects of investing at Les Trois Sirenes Hotel and Spa including the tax benefits which are provided. 

50% of the cash provided at closing, with a maximum value of 10% of total sale price, will be treated as a tax credit.  This tax credit may be used during 5 years. 

Should you not need the tax credit, it may be sold and the income from this sale would not be treated as ordinary income and would not be subject to any taxes. 

Another benefit is that the net income which the property produces is tax free at 90%.  The investor is only taxed on 10% of the net income. 

In order to take advantage of this tax structure, a Puerto Rican Corporation needs to be set up.  Our lawyers are available to set this up. 

In order to reserve a unit, a 5% refundable deposit is requested.
